Centurion Corporation has launched $200 million of five-year sustainability notes, its first issuance under the group’s sustainability financing framework.
Proceeds will support green and social projects across worker and student accommodation, including energy efficiency, renewables and affordable housing.
The 4% notes mature in 2031 and represent Singapore’s first sustainability notes dedicated to the purpose-built accommodation sector.
Centurion Corporation has launched $200 million of sustainability notes, opening a new funding channel for its worker and student accommodation portfolio.
The five-year notes carry a 4% coupon and will mature on Sept. 1, 2031. They are Centurion’s largest and longest-dated bond issuance to date.
The transaction also expands the role of sustainable finance in a real estate segment increasingly viewed as social infrastructure. Centurion said the deal is Singapore’s first sustainability notes issuance dedicated to purpose-built accommodation.
That includes purpose-built workers’ accommodation, or PBWA, and purpose-built student accommodation, known as PBSA.
Capital directed to green and social assets
Centurion is issuing the notes under its $750 million multicurrency debt issuance programme and its sustainability financing framework.
The company expects to issue the notes on Sept. 1. They are scheduled to list on the Singapore Exchange the following day.
DBS Bank is acting as sole lead manager and bookrunner. It is also the sole sustainable finance adviser.
The financing gives Centurion access to sustainability-linked capital while tying the use of proceeds to defined environmental and social categories.
“Net proceeds will be used to fund, finance or refinance eligible green and social projects across the group’s specialized accommodation portfolio, including green certified buildings, renewable energy, energy efficiency improvements, climate resilience measures, affordable accommodation and access to essential services that support resident well-being,” the company said.
Those categories place both environmental performance and resident outcomes within the same financing framework.
Centurion also linked the investment case to more efficient development of accommodation assets.
“Sustainable purpose-built accommodation can enable more efficient use of land and resources while providing better living environments for workers and students,” says the group in its Aug 25 release.

Property strategy meets climate targets
The financing supports Centurion’s broader effort to reduce the environmental footprint of its portfolio.
CEO Kong Chee Min said the group has established targets to lower energy and water intensity across its facilities. It also aims to “reduce embodied and operational emissions” in the assets it develops and manages by 2030. Sustainability has been a focus for the group for some years, in how we design and build our assets and in how we care for our residents,”.

For property owners, embodied emissions are becoming a larger strategic issue. They arise from construction materials and development activity, while operational emissions come from running buildings over their lifetime.
Reducing both can require changes to design, procurement, building systems and energy sourcing.
Sustainable finance reaches social infrastructure
The issuance is also relevant beyond Centurion’s balance sheet.
Sustainable debt markets have traditionally concentrated on sectors such as renewable energy, utilities and large-scale green buildings. Centurion’s transaction extends that model further into accommodation for workers and students.
“This landmark issuance is a testament to the growing maturity of Singapore’s sustainable finance ecosystem,” says Clifford Lee, global head of investment banking at DBS.
“Purpose-built accommodation is more than real estate – it is essential social infrastructure that supports communities, including workers and students.”
For investors, the deal adds another asset class where environmental and social outcomes can sit within the same financing structure. It also places greater attention on how issuers define eligible projects and report capital allocation.
For executives in real estate, the transaction shows how sustainability frameworks can influence funding strategy as well as asset design.
Singapore has spent years building its role as a regional sustainable finance centre. Centurion’s issuance broadens that market into specialised accommodation, connecting capital markets with the environmental performance and social function of the built environment.
